Are your lease consulting services restricted to professional health care clients?

I have represented many national retail chain and large retail tenants. I select clients on a case by case basis.

Do you represent landlords as well as tenants during lease negotiations?

I represent both landlords and tenants, although NEVER in the same negotiation, or at the same location at a different time.
Representing both landlords and tenants is a healthy position because it strengthens my ability to represent each position by clearly understanding the opposing view.

I noticed you are licensed as a broker. Do you take commission?

I am licensed as a broker in order to qualify under the Real Estate and Business Brokers Act and to participate in the continuing education facility. Ashley is licensed as a Realty Sales Representative.
We never take commission; it is not rational to accept a commission from one party while professionally representing the opposing party.

What is your opinion about the future of the realty market?

Real estate value is a function of supply and demand. In many markets, the demand has exceeded the supply because of an expanding economy. As the supply now equals or exceeds the demand, the number of unleased or unsold properties will increase.
Landlords and vendors will attempt to "hold out" for the price they need in order to justify their economic perception of the value of their property until they realise, either by themselves or with the help of creditors, that their asking price is not justified, and the prices will ease off compare to economic growth.
Real estate is a relatively slow industry which lags behind the rest of the economy by a few years, so the "catch up" time is also delayed.

We are always active outside of the Toronto area. We use phone, fax, email, and local expertise to effect the solution. We have completed files in most Canadian provinces and US states.
